We have put together policies and procedures ensuring all aspects of managing your property are carried out to the highest standards within the guidelines of the Residential Tenancies Act 1986 and amendments act 2010.
Tenant Selection: With consultation with you the owner we take care when placing tenants in your property ensuring only the best tenants are selected, we carry out extensive and detailed reference and credit checks along with tenant interviews.
Rent Collection: With a zero tolerance for rent arrears, rent and other payments are carefully monitored daily. If the tenant defaults on a payment the recovery process commences immediately, you are kept informed of all action taken so there is no guesswork or uncertainly.
Inspections: Using the latest technology we carry out comprehensive inspections at the start and end of each tenancy, along with regular quarterly inspections. Each inspection written report is supported with photos and recommendations on any work the may be required.
Maintenance: With our onsite handyman we can take care of repairs and maintenance, we also have a list of accredited contractors or you may wish to carry out the repairs.
Accounts: All rental payments are direct credited to your account at the end of each month, with monthly income and expenditure statements, End of year income and expenditure statements are also provided.
We can also take care of expenses on your behalf i.e. land rates, insurance premiums, and any other authorised expenses.
Rent reviews: We carry out regular rent reviews ensuring we maximize your rental returns.
Bonds: It is the policy of Paragon Property Management Ltd to collect a four week bond from the tenants which is lodged with the Department of Building and Housing Bond centre.
Insurance: We can arrange specialist Landlord Insurance through recognized Landlord insurance providers.
Fees: We offer very competitive management fees.
